Ace of Stays — Property Management

Your property should not become
another job you accidentally bought yourself.

Good serviced accommodation management is not one big impressive thing. It is hundreds of small things being done properly, over and over again.

How Ace of Stays was really born

"Ellen, can you just manage it for me?"

I originally only ever intended to manage my own properties. I've never believed in taking the best opportunities for myself and passing the leftovers to clients. If someone trusts me with their investment, I believe, firmly, that I should give them the best — not keep it.

One of my clients ended up with the property directly above mine in a block of flats. Their property was actually nicer than mine. But their management company kept telling them: "It's a slow month." "Nobody's doing well in the area." "Bookings are down everywhere." Meanwhile, my property, in the same building, was performing.

So they asked me: "Ellen, can you just manage it for me?" I said yes. That conversation then happened again. And again. And again.

And eventually, Ace of Stays became the management company I wished I'd had at the start.

What management actually involves

You still own it. We run the operation.

  • Handle all guest bookings
  • Manage pricing and availability
  • Coordinate professional cleaning
  • Take payments
  • Manage guest communication
  • Handle maintenance issues
  • Ensure the property is presented and stocked correctly
  • Make sure your guests leave happy
What we manage

The details are the stay.

A missing towel, a dead bulb or a message left unanswered for too long can sound tiny. To a guest, those tiny things are the stay. Our systems are built around catching the details before they become reviews, complaints or avoidable costs.

A

Guest Experience

Guest communication, check-in, support, reviews and issue resolution. The aim is simple: a stay that feels easy for the guest and does not create work for you.

A

Revenue

We monitor pricing, occupancy, seasonality, local demand and competitor movement rather than setting one nightly rate and hoping for the best.

A

Operations

Cleaning, linen, stock, maintenance, inspections and the boring-but-essential checks that keep a property running properly.

Every month, you'll know where you stand

Clear reporting. No chasing.

  • Revenue and occupancy
  • Management fees
  • Maintenance and key operational updates
  • Performance notes
  • Recommendations where we see an opportunity to improve

We work with landlords, investors and owners who want strong performance but also care about the long-term condition and reputation of the property.
